What is Done During Roof Inspections?
Roof inspections are important to have done on a regular basis in order to prevent damage to your roof. No matter what type of roof you have, there is always a possibility that the elements have begun to take a toll. A roof can get in pretty bad shape before it becomes evident from the inside of the home, and it is important to stop the damage before it is too late. Depending on the type of roof you have, roof inspections will involve different checklists when searching for problems.

- Shingle Roofing. If you have shingles on your roof, there are a few things the roofing professional will look for during roof inspections. Shingle deterioration may not be evident when you look at your roof from the ground, but gutters that are clogged with granules can indicate that your shingles are being worn away and losing their effectiveness in protecting your home from wind, water and ultraviolet rays. Roof inspections also involve looking for signs of water damage and mold. Mold growth on attic insulation or around a chimney can indicate excessive water damage due to improperly installed or damaged flashing or missing shingles. Cracked sealant and nails that have popped out also leave areas where water can seep into your home.
- Metal Roofing. While a metal roof may appear to be indestructible, it can actually expand and contract depending on the weather, which leads to seam separation and loose screws. If left undetected, this problem can damage the roof’s underlying structure because of condensation and water buildup. Corrosion on the underside of panels can happen when flashing begins to pull apart, creating a gap that can allow water to seep underneath your metal roof. Metal roof inspections also search for signs of rust. If left unnoticed, rust can eat away at your metal roof, eventually leaving holes that allow water to leak into your home or worse.
